Story Behind the Sale : 212 N 9th #5c

Getting to the closing table is not always a piece of cake. & sometimes, in this industry, we forget to highlight what it takes to sell a property. Today I want to highlight’s DMT’s listing in Williamsburg, 212 North 9th #5C.

DMT launched 212 North 9th #5C on May 3, 2021.  Within two weeks of being on the market, we received multiple offers. All offers came in over asking of the list price of $970,000. After sending contracts through, we had not heard from our buyer. Three weeks had passed, and they decided to back out of the deal. So, of course, #5C hit the market and again and received multiple offers. This time we had gotten an offer at the asking price. And so, the process began all over again. During the due diligence part of the process, things got a little tricky. For those who do not know, due diligence is research that a buyer's attorney performs on behalf of a buyer to help the buyer determine if they should sign a sales contract. After that was done, it was brought to everyone’s attention that the outdated financials had a small deficit. This led to the attorney advising their client to wait for the 2020 financials to come out. However, given that 2020 was a pandemic, the financials were substantially delayed. Unfortunately, causing the buyer to get restless and not follow through.

It has been 170 days, but we are back on the market, averaging six showings a week, and hopeful our buyer is out there. I think it is essential to share all stories, not just success stories. We appreciate our clients' trust and allow us to continue to market their property, and we look forward to bringing this to the finish line.
