1. Westview allows you to purchase a brand new unit that has never been lived in. New homes are typically more energy efficient, bringing you energy costs lower than a resale property.

2. TEP stands for Tax Equivalency Payment and is a payment made by Westview Coop Owners that go to New York State. Because Roosevelt Island is owned by New York City and is leased to New York State, Westview is exempt from New York City Real Property Taxes. Instead, Westview makes payments in lieu of real estate.
   taxes to New York State, known as a tax equivalency payment or TEP. The Market Based TEP is payable starting January 1st after closing. It is phased in at 10% in the first year, and an additional 10% in each subsequent year until the tenth year following closing when the full Market-Based TEP is payable.
