While millennials dominate, baby boomers continue exiting larger homes in favor of maintenance-free living: townhomes, paired villas, and single-level homes near healthcare, retail, and community hubs.

Additionally, South Florida remains the most favored international market in the U.S. In 2024, 10% of all U.S. international home purchases took place here, five times the national share and more than three times that of Florida overall. Though dollar volume dipped from $5.1 billion in 2023 to $3.1 billion in 2024, it still exceeds any other U.S. market.

  • Top buyer origins include Argentina (18%) and Colombia (14%), with prominent interest continuing from Canada, Brazil, Mexico, Venezuela, Peru, Chile, and others.

  • Miami‑Dade County leads with 65% of international buyer volume, followed by Broward and Palm Beach.

  • Most international buyers (66%) pay all-cash, favor urban condos (56%), and often buy with limited in-person visits.
